Farmhouse B&B / Garden Suite   -    Terms & Conditions
  • A 30% non refundable deposit is required to secure the reservation.
  • The guest can cancel until 7 days before arrival with no further charges.
  • The guest will be charged the total price of the reservation if they cancel in the 7 days before arrival.
  • The guest will be charged a prepayment of the total price of the reservation at any time.
  • Non-refundable Rates – All special rates are non refundable The guest will be charged the total price of the reservation if they cancel at any time.
  • Check-in from 15:00 to 20:00 hrs

  • A self check in is available for late arrivals or by prior arrangement Check-out by 11:00.   All bedrooms are for 2 persons maximum. Cots and extra beds are not available in Lily or Rose bedrooms. A travel Cot is available for the Garden Suite only but must be requested in advance of arrival and suitable for one infant under aged two only.

  • Smoking is not permitted inside property.
  • Pets are strictly not allowed on site or inside the property.

  • If a booking had to be cancelled, modified or altered by Abhainn Ri management we will make every effort to offer an alternative holiday. If the Guest does not accept the alternative holiday offered, we will return to him/her any monies paid whereupon our liability will cease.

  • The guest will be charged the total price of the reservation if they cancel in the 42 days before arrival.
  • The guest will be charged a prepayment of the total price of the reservation in the 42 days before arrival.
  • Non-refundable Rates – special rates are non refundable.
  • The guest will be charged a prepayment of the total price of the reservation at any time.
  • Check-in from 16:00 to 20:00
  • A self check in is available for late arrivals or by prior arrangement.
  • Check-out until 10:30.
  • Guest Accommodation.  Size in the cottage is limited to the number of persons for whom the booking is made and must not exceed six persons & infant. We reserve the right to cancel the booking if the number booked is exceeded on arrival or during the stay without refund.
  • Smoking is not permitted inside property
  • If guests wish to arrive before our standard arrival time 16:00 hrs a fee of 30 euros per hour will apply . Fees also apply if a late departure is required.
  • Loss of Guests Property We cannot be held responsible for loss or damage to any belongings, or for injury sustained by the Guest or members of his/her party during their stay at the holiday property. Children must be supervised by parents at all times.
  • Damage The Guest undertakes to keep the premises and all furniture fixtures and effects in the same state of repair and condition as at the commencement of the booking period and shall pay to us the value of any part of the premises furniture, fixtures, fittings and effects so destroyed or damaged. Breakages and damage should be reported as soon as possible.
  • If cottage is left very unclean and requires additional cleaning. A charge of 30 euros per extra hour shall be applied.
  • Guests Equipment Should you wish to bring bikes, boats, roof racks please do not store inside the cottages, we will provide you with accommodation specially for them.
  • Pets We strictly do not accept pets staying at the cottages and we reserve the right to cancel the booking immediately / guests will be asked to leave without any refund if a pet is present in the cottage Right of Entry
  • We and our agents reserve the right to enter any cottage at any reasonable time on reasonable cause.
  • Cottage Allocation We reserve the right to change allocation of cottages due to unforeseen events that may occur and for repairs.
  • Cottage Occupation. The accommodation is designed for family use, not for youth groups or student parties. We reserve the right to cancel booking if a party is being held in the cottages . Sleeping in sleeping bags in the cottages, tents or motor vehicles adjacent to the accommodation is not permitted. A reservation shall be cancelled immediately with refund.
  • Complaints Great care is taken to ensure that our cottages are presented to guests to a very high quality / standard. Should you find on arrival or during your stay that there is any issue no matter how small, please let us know immediately. Every effort will then be made to assist you to your satisfaction during your stay with us. We value every booking and want all our Guests to enjoy their holiday and to recommend us to family & friends and maybe someday return to Abhainn Ri. If a booking had to be cancelled, modified or altered by Abhainn Ri management we will make every effort to offer an alternative holiday. If the Guest does not accept the alternative holiday offered, we will return to him/her any monies paid whereupon our liability will cease.
